Market Maturity, Not Just Recovery

The Australian flexible workspace market has moved beyond post-pandemic stabilisation into a period of structural consolidation. Operator confidence is high, enterprise demand is accelerating and flex is now embedded as a permanent layer of the commercial real estate ecosystem.

Supply at a Four-Year Low

~13,000 sqm

Available flexible floorspace has plunged to approximately 13,000 square metres — the lowest point in four years. Demand is currently outstripping supply, tightening the market and creating pricing power for well-positioned operators.

Enterprise Adoption Has Doubled

7.2% → 15.5%

Corporate occupiers have doubled their portfolio allocation to flexible space in just three years, rising from 7.2% in 2022 to 15.5% in 2025. Enterprise demand is becoming a structural driver of the sector.

Revenue and Profitability Holding Strong

60%+

Over 60% of surveyed operators reported increased profitability in the past year. 85.4% expect revenue to remain stable or grow over the next 12 months, with only 2.4% forecasting a decline.

Suburban and Regional Expansion

61%

61% of operators identified suburban and regional coworking as a top emerging trend. The sector is diversifying beyond CBDs, with regional spaces now accounting for 30–42% of total spaces in states like WA, Tasmania and the Northern Territory.

What Members Value Most

Location and price remain the top decision drivers for coworking members. Operators are advised to focus investment on access, pricing strategy and seamless day-to-day experience rather than premium add-ons.
